Q. What Is Your Full Management Service?

The full management service is really a hands on service by us. We are there for every step of the way. It’s really designed to let landlords sit back and relax knowing that we are taking care of the day to day management of the property and the tenancy.

We’d say that property management is 50:50 its fifty percent managing the tenants and fifty percent managing the property.

The absolute backbone of property management is getting in to do regular property visits. Without getting in to see the property how could you possibly manage it? Everything is backed up on our iphone app report for landlords, so it’s all about communication.

Q. Communication?

Like picking up the phone and you having a chat about things that are going on is also really important.

It’s making sure that the rent is in on time and following up on things like that. It’s making sure that our landlords are up to date with absolutely everything that they need to have a successful tenancy including things like having a rent guarantee legal expenses insurance policy.

That’s really a key part of our managed service. All of our landlords get this for free for the first six months. So that if a worst case scenario does happen whilst a tenant is paying then with the managed service we can pick it up very quickly with this insurance policy and the landlords gets his rent paid back and we take care of all the eviction process.

It is a bit of a heavy topic but we are all about protecting our landlords from the very small things to the very big things.

Q. What Type Of Landlord Requires This Service?

The majority of landlords that we manage have between one and three properties, they are family people who have full time jobs or other business interests, or live away from Swansea. So their time is better spent elsewhere whether it be family or business.
