While tenant demand is certainly outstripping supply at the moment, it is important not to overlook the importance of presenting the property to attract your ideal tenant. 

This property was let to two students for several years, but now the landlord wanted more professional tenants. As you can imagine, the property was not in the best of conditions and we made recommendations for the property to be fully redecorated, deep cleaned and repairs made where required.

Of those 5, 3 wished to proceed with the property at the asking price and we were able to choose who we felt would be the mos suitable long term prospects. 

With the tenancy starting this week, the landlord has only had to wait just over 2 weeks before having rental income again.
