Buy to Let Deal of the Month

This month, I have found a 3 bedroom semi-detached in Dunvant, going to auction with a guide price of &75,000 - &85,000. Click here to view the brochure on Zoopla.

Whilst in need of some cosmetic TLC, the structure of these properties are usually pretty sound. With a detailed plan of action in place, this property could be turned around and on the market to let pretty quickly.

Dunvant Stats

According to data from Zoopla, the average price paid for a semi-detached property in Dunvant is &165,733*, so there is certainly scope to increase equity and secure a very healthy yield.

Properties of this type generally achieve around &600pcm on the rental market. This style does have its limitations as the bathroom is downstairs, but renovated cleverly and updated with modern fixtures, this could appeal to many renting demographics.

This property is certainly going to be of interest to many potential buyers, so doing your homework and crunching some numbers will be essential to avoid getting carried away at auction!

Buying at Auction

Buying a property at auction is very different to the usual, lengthy process. It can have many benefits such as securing a property below market value (a key requirement in investing in property!), and avoiding long delays to completion. But there are many pit-falls too, especially for the inexperienced purchaser. Before committing to anything, check out Zoopla’s guide to buying at auction by clicking here.

Auction Date & Venue

The property is on for sale with John Francis in Killay, and is for sale by Public Auction at Parc Y Scarlets, Llanelli on Wednesday, 27th September 2017 at 1pm (unless previously sold or withdrawn).
